Scott Williams is a specialist in condemnation appraising for both simple and complex takings. He is often engaged to estimate damages and prepare testimony when an attorney has found an initial appraisal to be inadequate. He has also made comparative reviews and subsequently testified about the work of other appraisers.
Scott Williams is the appraiser of choice for presenting effective expert testimony to judicial or quasi-judicial bodies. Clear and confident testimony is based on a deep knowledge and understanding of local market forces. Evidence is solidly supported by forensic research of the issues and thorough preparation.
Experience includes testimony at over 50 trials and hearings, ranging from highway condemnation (for both condemnors and property owners), to divorce and family disputes and cases involving the current and potential highest and best use of property. Scott Williams has qualified as a real estate expert in many venues. A number of large projects have been completed.
Scott Williams is an expert in the Uniform Standards of Professional Appraisal Practice (USPAP) having been engaged by the Wisconsin Department of Regulation and Licensing to provide USPAP reviews in discipline cases involving licensed and certified appraisers. He is a former chair of the Wisconsin Real Estate Appraisers Board, a former chair of the Appraiser Qualifications Board (AQB) in Washington, DC, and was a beta tester of the instructor seminar and exam given to USPAP instructors throughout the United States.
